The Service is operated by SIA "Efficient Solutions", registration number 40103800720, registered office at Liepājas iela 40 k-5 - 26, Riga, LV-1002, Latvia. Contact: info@hesti.lv.

The Service provides real-estate market data, listings, transaction records, and price-estimation tools for properties in Latvia. Some features are free; others require a paid Token.

Free features include browsing market data, transaction history, and listing aggregations. Paid features include AI-generated property valuation Reports.

Tokens are purchased through Stripe and credited to the User's account. Each Report consumes one Token, deducted automatically when the Report is generated. Tokens are personal, non-transferable, and have no cash value. Token packages and prices are shown at the point of purchase and may change for future purchases.

By purchasing Tokens you confirm that you have the legal capacity to enter into a contract and that the payment method belongs to you.

Tokens that have been used to generate a Report are non-refundable as a rule. If a Report fails to generate due to a technical error on our side, the Token is automatically credited back to your balance.

Reports are generated using machine-learning models and large language models supplied by third-party AI providers. The output combines a numerical price estimate from our internal model with narrative analysis written by AI based on User inputs (address, area, condition, photos) and third-party data (historical transactions, listings, neighborhood statistics).

Reports and price estimates are provided for informational purposes only. They are not professional appraisals (sertificēta vērtētāja vērtējums), are not legal advice, and are not intended to be relied upon for:

• mortgage applications, refinancing, or any other banking decision
• court proceedings or legal disputes
• tax filings or tax disputes with the State Revenue Service
• final purchase, sale, or rental price negotiations

For any of the above, please obtain an independent valuation from a certified Latvian property appraiser.

When you upload photos or other content as part of a Report request, you grant us a non-exclusive, worldwide, royalty-free licence to:

• store the content on our infrastructure (currently AWS S3)
• transmit the content to third-party AI providers solely to generate your Report
• retain the content as part of your Report for as long as the Report exists

You keep ownership of your content. You confirm that you have the right to upload it (e.g. you took the photo, or have permission from the person who did).

Reports and the photos attached to them are kept for as long as you maintain the account, so that you can revisit past Reports. To delete a Report and its photos, contact info@hesti.lv — your right to erasure (GDPR Art. 17) is described in our Privacy Policy.

When using the Service you agree to:

• provide accurate information when generating Reports
• not submit content that infringes another person's rights, contains personal data of third parties, or is illegal
• not attempt to scrape, reverse-engineer, or overwhelm the Service with automated requests
• not use the Service to defraud, mislead, or harm others
• not share your account credentials
• comply with the laws of the Republic of Latvia and the European Union

We may suspend or terminate accounts that breach these obligations.

The Service, its software, design, layout, text, graphics, and the structure of the data presented are owned by SIA "Efficient Solutions" or its licensors and are protected by copyright and other intellectual-property laws. You may use the Service for personal, non-commercial purposes. Republication, redistribution, scraping, or commercial use of the data or Reports without our written permission is not allowed.

Open data sourced from public registries (e.g. data.gov.lv) remains under its original public licence; our presentation, enrichment, and ML-derived outputs of that data are our intellectual property.

We aim to keep the Service available, but we do not guarantee uninterrupted, error-free, or timely operation. We may perform maintenance, modify features, or take parts of the Service offline at any time, with or without notice. Where reasonable, we will give advance notice of planned downtime. We are not liable for losses caused by Service unavailability.

To the maximum extent permitted by law, our total liability to you for any claim arising out of or related to the Service is limited to the amount you paid us in the 12 months preceding the event giving rise to the claim. We are not liable for indirect, incidental, special, consequential, or punitive damages, including lost profits, lost opportunities, or harm to reputation, even if we were advised of the possibility of such damages.

Nothing in these Terms limits liability that cannot be excluded under Latvian law (e.g. liability for gross negligence or wilful misconduct).

You may close your account at any time by contacting info@hesti.lv. We may suspend or terminate your account if you breach these Terms or applicable law. On termination, unused Tokens may be forfeited if termination was caused by your breach of Terms; otherwise we will refund or transfer the equivalent value at our discretion.

These Terms are governed by the laws of the Republic of Latvia. Any dispute that cannot be resolved by negotiation will be settled by the competent courts of Latvia.

If you are a consumer, you may also contact the Consumer Rights Protection Centre (Patērētāju tiesību aizsardzības centrs, PTAC) or use the EU Online Dispute Resolution platform.

We may update these Terms from time to time to reflect changes in the Service, in our practices, or in the law. The "Last updated" date at the top of the page reflects the most recent change. Material changes will be communicated by email or in-app notice. Continued use of the Service after changes take effect means you accept the updated Terms.
