Rental seasonality in price estimates

Rental markets follow predictable seasonal patterns — demand peaks in late summer and early autumn when tenants are most active, and dips during winter months. Our updated rental estimator now reflects these patterns with a monthly price chart that shows how your estimated rental income varies across all 12 months.

The chart highlights the best month to list your property and displays a confidence band so you can see the full range of expected prices. This helps landlords time their listings for maximum returns and gives tenants better context on when to negotiate.

Interactive data map improvements

We have significantly improved the data map experience with several new features:

  • Visual search radius — a circle is now drawn around your selected location, clearly showing the area being searched.
  • Draggable search area — you can drag the circle to a new position directly on the map, making it quick to explore different neighbourhoods without re-entering an address.
  • Expanded radius — the maximum search radius has been increased from 500 m to 10 km, allowing you to analyse broader areas and identify regional price trends.

These changes make it easier to explore real estate data across different locations and zoom levels.

More accurate price estimates

Our data science team has improved the accuracy of property price estimates across all building types. The key change: we now identify and filter statistical outliers — extreme transaction values that previously skewed the model and widened the predicted price range.

By removing these distortions, the model produces tighter confidence intervals, meaning the difference between the lower and upper price bounds is smaller and more actionable. Whether you are buying, selling, or evaluating a property, you can now rely on a more precise estimate that better reflects actual market conditions.

This improvement applies to both sale and rental price predictions.
