Key takeaways

  • TirgusDati.lv tracks listings: from an ss.lv or city24.lv link it shows how the asking price has changed, how many days the listing has been up and whether it was relisted.

  • Hesti is built on transactions: 760,000+ State Land Service transactions since 2012 and 189,000+ apartment listings in one place.

  • A listing’s history shows how the asking price has moved, but not whether it matches the market. Actual transactions for similar properties show that.

  • Both also show registered transactions: TirgusDati.lv for the same building, Hesti across Latvia with filters, a map and Riga price trends.

TirgusDati.lv and Hesti both help you judge whether a property price is reasonable, but they answer different questions. TirgusDati.lv shows the history of a specific listing: how the asking price has changed and how long the listing has been up. Hesti shows what similar properties actually sold for, because it combines apartment listings with transactions registered by the State Land Service (VZD).

What does TirgusDati.lv show?

TirgusDati.lv collects listing histories from ss.lv (also known as ss.com) and city24.lv. When you paste a listing link, you see every recorded price with its date, how many days the listing has been active since it was first recorded, and whether it was taken down and relisted. For property listings it also shows the transactions registered with the State Land Service in the same building.

For car listings TirgusDati.lv also offers an advanced search: every active ss.lv car listing with its price history in one list. The service itself says its data is illustrative and the history may be incomplete.

What does Hesti offer?

Hesti combines two data sources. The first is 189,000+ ss.lv apartment listings in the listings catalogue, where you can filter them by price, area, number of rooms, floor and building series. Each listing page shows the listing’s price history and the sale or rent value estimated by Hesti’s model.

The second is 760,000+ transactions registered with the State Land Service since 2012: apartments, land, and land with buildings. You can browse them in the transaction catalogue or on the data map, where transactions and apartment listings are pinned by address.

Market data shows apartment sale and rent price trends in Riga: for sales, the average and median price and the number of sales in each period; for rentals, the average rent. A specific apartment’s value can be estimated with the property value calculator.

Listing history or transaction data: what each tells you

A listing’s history shows how the seller has changed the asking price. If the price has been cut several times and the listing has been up for a long time, that can be an argument in negotiation. But the history does not tell you whether the current price matches the market: it is still what the seller wants.

Actual transactions show that, because they record the amount really paid. The best comparison is recent transactions in the same building, if there are any. If not, compare with transactions for apartments of a similar size in the same neighbourhood and building series. How to do this step by step is explained in how to compare listings with actual transactions.

Where does the transaction data come from?

Both services use VZD data. The State Land Service maintains the Real Estate Market Database, which records transactions registered in the Land Register, and publishes it on data.gov.lv as CSV and XLSX files for each year since 2012.

You can download and analyse this data yourself, but then you have to select the right neighbourhood and filter by property details. Note that, according to VZD, this dataset will be available until the end of 2026; in its place VZD offers three separate datasets on transactions with land units, land units with buildings, and groups of premises.

Hesti updates its transaction data every month. A transaction only appears in the data once it is registered, so deals from the last few weeks may not be there yet.

When market data is not enough

Neither a listing’s history nor transaction data shows whether a specific property has damp, illegal alterations, encumbrances or problems with its utilities. That can only be checked at a viewing and in the documents.

Where there are few comparable transactions, the comparison can also mislead:

  • Unique properties: historic buildings and unusual rural properties.
  • Areas with few transactions: one unusual deal can distort the average price.
  • Very recent transactions: they may not be in the data yet.

In these cases market data is a starting point, but the value is better set with an individual valuation.

Real estate and cars

TirgusDati.lv covers both real estate and car listings in one place. Hesti focuses only on real estate and works together with Autocena.lv, where you can value a car and browse car listings.

Conclusion

A listing’s history answers how the asking price has changed. Actual transactions answer whether that price matches the market. For apartments, Hesti shows both: the listing page has the price history and the model estimate, and sale prices of similar properties are in the transaction catalogue and on the data map.

Frequently asked questions
